Actually Need
Felida is not a teardown-and-rewire market the way older parts of Vancouver are. Most of the electrical work up here is adding to an already modern setup: a Level 2 EV charger on an existing 200-amp panel, outdoor lighting on a pergola, a hot tub circuit off the back of the house, or a new service for a custom build on an undeveloped lot.
Modern Loads on 200-Amp Panels
Felida homes built after the mid-1990s usually came with a 200-amp service and enough panel space for the loads the original owner had. EVs, hot tubs, heat pumps, home theaters, and induction ranges were not on the list then. Most of our Felida work is adding these loads to a panel that has room for one or two more circuits before it runs out of space.
Typical Felida add-ons: Level 2 EV charger, hot tub circuit, heat pump wiring, and outdoor landscape lighting.
New-Construction Service Entrances
Felida lots are often larger than standard suburban parcels, which means the distance from the utility transformer to the meter base can be 100 to 300 feet. That changes the conductor sizing and the trench specification. Our recent Felida new-construction service entrance ran 240 feet of 4/0 URD underground from the transformer to a recessed meter main on the exterior wall.
For builders and homeowner-builders, Newman Electric handles the full service side: meter main and main panel, grounding electrode system, and the whole-house surge protector now required by the 2023 NEC.
Felida Has Solar, and That Changes the Panel
A meaningful share of Felida homes have rooftop solar. Adding an EV charger to a panel that already has solar breakers means the charger circuit has to land without bumping the solar interconnection, and the load side of the panel has to stay within the 120% rule in NEC 705.12. On our last Felida Tesla install, we cleared space by swapping in a pair of slim 15-amp breakers so the solar breakers stayed in place.

Hot Tubs, Outdoor Lighting & Pool Equipment in Felida
Felida lots are built for outdoor living. Back patios, pergolas, pool decks, and landscaped yards all need electrical work that handles moisture, sun, and long wire runs. The NEC rules for GFCI protection, bonding, and disconnect placement are different for outdoor equipment, which is where DIY installs go sideways.
We pull dedicated circuits for hot tubs with GFCI-protected disconnects per NEC 680, landscape lighting circuits, pool pump disconnects, and outlet circuits for outdoor kitchens. Each job gets conduit rated for direct burial or wet-location exposure, and all devices sit in weather-resistant boxes.
