Moisture-Damaged Outlet Replacement in Vancouver, WA (15 Devices + GFCI)
This 1992 Vancouver home was getting new floors after water damage. We found moisture inside 15 outlets, so we replaced them all and added GFCI protection before the new waterproof flooring went down.

This 1992 home in Vancouver, WA was in the middle of a restoration. The floors were down to bare subfloor and new waterproof plank was ready to go in. We handled the outlet replacement, and what we found inside the outlets decided the job.
Why you don’t just let a wet outlet dry out
When we pulled the covers in the damaged area, 15 outlets had moisture inside the box and on the outlet itself. You don’t dry those off and reuse them:
- Once water’s been inside an outlet, the manufacturer’s warranty on it is void
- Corrosion on the contacts keeps going even after the outside looks dry
- A damaged outlet can test fine today and fail, arc, or lose its ground months later
So we replaced every one of them. With the floors already open, it’s a lot cheaper to do it now than after everything’s put back together.
Why we added GFCI protection
When outlets fail because of water, new outlets aren’t enough. They need to be the right kind. We added GFCI protection on the affected outlets.
A GFCI watches for power leaking to ground, which is exactly what happens when water gets into a circuit, and shuts it off in a fraction of a second before anyone gets shocked. The 2023 NEC that Washington adopted in April 2024 keeps adding places that need GFCI protection for this reason. On a house that just had water damage, it’s cheap protection against the next leak.
Why we did it during the restoration
The timing made this job easy:
- The floors were up, so the outlets along the baseboard were easy to get to
- The walls were prepped and masked, so we weren’t in the painters’ way
- The new flooring went down over new outlets instead of question marks
