Newman Electric handled the outlet replacement on a 1992 home in Vancouver, WA that was mid-restoration. The flooring was already pulled down to bare subfloor and new waterproof plank was staged to go in. Our part was the receptacles, and what we found in them is the whole story.
Why moisture in an outlet box is not a “wait and dry it out”
When we pulled covers in the affected area, 15 duplex receptacles had visible moisture inside the box and on the device itself. That is not something you dry off and reuse:
- Once water has been inside a receptacle, the manufacturer’s warranty on that device is void
- Corrosion on the contacts and terminals keeps working even after the surface looks dry
- A compromised receptacle can read fine today and fail, arc, or lose ground months later
So every affected device came out and got replaced with a new one. There is no reset button for a wet outlet. The right move is to swap it, and on a job where the floors are already open, doing it now is far cheaper than chasing it after everything is buttoned up.
Why GFCI protection went on the affected circuits
When the reason your outlets failed is water, the fix is not just new devices, it is the right kind of device. We added GFCI protection on the affected receptacles.
A GFCI watches for current leaking to ground, the exact thing that happens when moisture gets into a circuit, and trips in a fraction of a second before it becomes a shock or a fault. The 2023 NEC that Washington adopted in April 2024 keeps expanding where GFCI protection is required for precisely this reason. On a home that just had a moisture problem, it is cheap insurance against the next one.
Why doing it during the restoration is the smart sequence
This work landed in the right window, and that matters:
- Floors were already up, so boxes at the baseboard were easy to reach
- Walls were prepped and masked, so device work did not fight the painters
- New waterproof flooring went down over clean, known-good electrical instead of question marks
When a restoration or remodel has the floors and trim open, that is the moment to deal with anything questionable in the receptacles.
