Commercial Electrical
Security Lighting
in Vancouver, WA
People avoid dark parking lots. They don't feel safe walking to their cars after work if the lot isn't lit. And a dark loading dock is where accidents happen. If your building doesn't have the right exterior lighting, you're dealing with liability, theft risk, and employees who would rather park somewhere else. Newman Electric installs commercial security lighting across Vancouver, WA. LED wall packs, pole lights, flood lights, motion sensors. Ryan walks your property, figures out what you need, and gets the lights where they belong.
Security Lighting Services
Where Your Building Needs Light
Most commercial properties have dark spots that create problems. Corners of parking lots where the old fixtures burned out years ago. Loading docks that are pitch black after 5pm. Side entrances that nobody bothered to light when the building was built. Newman Electric surveys your property and identifies every area that needs security lighting. Then we install the right fixture in the right spot with the right controls.
Parking Lots & Garages
Pole-mounted LED fixtures, wall packs at entry points, and photocell controls that turn everything on at dusk. Newman Electric replaces old HPS and metal halide fixtures with LED that puts out more light and uses less power.
Building Perimeters
Wall packs and flood lights along every side of the building. Newman Electric mounts fixtures at the right height for coverage and aims them so they light the ground, not the sky. Motion sensors on low-traffic sides save energy and draw attention when someone walks through.
Loading Docks & Service Areas
Dock areas need bright, directed light for safe unloading. Newman Electric installs high-output LED flood lights above dock doors and along service corridors. These areas see forklifts, pallet jacks, and foot traffic at all hours.
Camera & Surveillance Zones
Security cameras are useless if the area they're watching is dark. Newman Electric coordinates lighting placement with your camera layout so your footage is actually clear. We install dedicated circuits for camera power and lighting on the same run.
Our Process
How Newman Electric Handles Security Lighting
Every property is different. A retail strip mall needs different security lighting than a warehouse yard. Newman Electric starts with your property, not a template.
Property Survey
Ryan walks your property after dark or reviews satellite imagery to identify every dark spot, blind corner, and unlit path. He notes where existing fixtures are, what condition they're in, and where new circuits need to run. You get a clear picture of exactly what goes where.
Fixture Selection & Bid
Newman Electric specs the right fixtures for each location. Wall packs for perimeters, flood lights for open areas, bollard lights for pathways. We factor in mounting height, beam spread, and lumen output so you get even coverage without hot spots or dead zones. The bid breaks down material and labor by area.
Installation & Controls
The crew runs circuits, mounts fixtures, and wires the controls. Photocells for dusk-to-dawn operation, motion sensors for low-traffic areas, timers for zones that only need light during business hours. Newman Electric tests every fixture and adjusts aim on site so the coverage is right before we leave.
Inspection & Handoff
We pull the permit, schedule the inspection, and hand you a property that's lit correctly. Ryan gives you a walkthrough and shows you how the controls work. If you add cameras or expand your footprint later, we have the drawings to make the next project easier.
Codes & Standards
Security Lighting Codes in Washington
Commercial security lighting has to meet electrical code, energy code, and in some cases OSHA requirements. Newman Electric builds to all of them.
NEC 700: Emergency & Egress Lighting
Exit paths, stairwells, and egress corridors need battery-backed lighting that stays on when the power goes out. The NEC requires emergency lighting for 90 minutes after a power failure. Newman Electric installs emergency fixtures with integral battery packs at all required egress points.
WSEC: Exterior Lighting Controls
The Washington State Energy Code requires automatic controls on all exterior lighting. That means photocells, astronomical timers, or a combination of both. You can't just put security lights on a manual switch and call it done. Newman Electric installs code-compliant controls on every security lighting project in Vancouver, WA.
OSHA 1926.56: Workplace Illumination
OSHA sets minimum lighting levels for work areas. Loading docks, parking areas where employees walk, and service corridors all have required footcandle levels. If your property doesn't meet them, you're exposed to citations. Newman Electric designs security lighting layouts that meet OSHA minimums and give your employees a safe environment after dark.
WAC 296-46B: Washington Permits
New circuits, fixture replacements on new wiring, and exterior lighting additions all require a permit. City of Vancouver handles its own permits (360-487-7890). Unincorporated Clark County goes through L&I (360-896-2300). Newman Electric pulls every permit and schedules the inspection.

Common Questions
Security Lighting FAQ
It depends on how many fixtures you need and how much new wiring is involved. A few wall packs added to an existing circuit is a smaller job. Lighting an entire parking lot with new poles and circuits is a bigger project. Newman Electric gives free estimates. Ryan comes out, looks at your property, and gives you a price before any work starts.
If you have old HPS (high-pressure sodium) or metal halide fixtures, yes. LED security lights produce more usable light, use 50-70% less energy, and last 50,000+ hours compared to the 10,000-15,000 hours you get from HPS. The energy savings alone pay for the upgrade within a couple of years for most properties. Newman Electric does LED conversions for commercial properties across Vancouver, WA.
If you're adding new circuits or running new wiring, yes. Replacing a fixture on an existing circuit is maintenance and doesn't require a permit. Adding new fixtures with new circuits, pole lights, or a new panel feed is permit work. Newman Electric pulls all permits and coordinates inspections with the city or L&I.
Some areas, yes. Low-traffic sides of buildings or service corridors work well with motion-activated lighting. But main parking lots and primary entrances should stay lit whenever it's dark out. Newman Electric uses a mix of controls based on the area. Photocells for zones that need light all night. Motion sensors for spots where activity-triggered light makes more sense.
Yes. Newman Electric works alongside security system installers regularly. We run power to camera locations and place lighting so it works with your camera angles. If we know the camera layout before we start, we can run power and security lighting circuits in the same trench or conduit, which saves you money on the project.
